Singapore Developer GuocoLand Reveals Plans for SOM-Designed Tanjong Pagar Centre

1.7-million-square-foot mixed-use development will include Singapore’s tallest building

Plans were unveiled last week for Tanjong Pagar Centre, a large-scale integrated development in Singapore designed by Skidmore, Owings & Merrill LLP (SOM), the renowned architecture, engineering, interiors and planning firm. Developed by GuocoLand, an award-winning developer in Singapore, the large-scale mixed-use project will contain 1.7-million square feet of Grade-A offices, prestigious residential apartments, a luxury business hotel, premier retail space and a sheltered event space in Tanjong Pagar City Park, and will position the area as a premier quality business and lifestyle hub within Singapore’s Central Business District. Tanjong Pagar Centre will rise 951 feet (290 meters) over the Tanjong Pagar MRT Station in the heart of Tanjong Pagar and will serve as a gateway to the future waterfront city at the site of existing waterfront ports. d

Tanjong Pagar Centre is located in a strategic location for business growth withinSingapore, at the intersection of the historic China Town area and the Central Business District. The scope of the development includes major improvements to surrounding public spaces, including the complete redesign and refurbishment of Tanjong Pagar Park, direct access to the MRT subway station, and the creation of a 32,000-square-foot “city room” which will act as a covered public gathering space. Covered pedestrian pathways and café pavilions integrated into the landscape will contribute to the urban vitality of the neighborhood.

Tanjong Pagar Centre sets a high benchmark for environmental sustainability. The transit-oriented development uses passive technologies such as solar shading devices and natural ventilation to reduce mechanical loads and will employ photovoltaic panels to generate 1% of the buildings’ energy. The project has received Green Mark awards from the Singapore Building and Construction Authority, while GuocoTower, the 38-story office building portion of the development, has achieved LEED Platinum Precertification (Core + Shell) from the USGBC. Tanjong Pagar Centre is slated for completion in 2016.

S$3b mixed-commercial development may boost Tanjong Pagar

GuocoLand’s latest baby, a mega mixed-commercial development at Peck Seah Street/Choon Guan Street at Tanjong Pagar, may serve to give the CBD area a boost after its completion ever since the Marina Bay Financial Centre stole Tanjong Pagar’s limelight. And did we mention that this will cost $3 billion?

For those of you who don’t know, GuocoLand won the bid for this site last November at a price of $1.7 billion. This yet-unnamed development sits on Tanjong Pagar MRT and is a residential development, a hotel, offices and shops all rolled into one. 

Spanning roughly 500,000 sqft, we heard it will be designed by architects Skidmore, Owings & Merrill and Architect 6. And at a height of 78 storeys, this one out shadows Skysuites@Anson’s 71 storeys. We can just imagine the view from the 78th storey! Experts reckon that the residences in this development may very easily sell for above $2000 psf since its location and breathtaking view will contribute to the selling price.

Coupled with the potential development of the outgoing KTMB train station and the proposed redevelopment of the Tanjong Pagar port, this area could become the next Marina Bay (minus the IRs of course).

With many offices moving to the Marina Bay Financial Centre, the Tanjong Pagar is slowly losing it's lustre. Developers have been turning old office skyscrapers to high-rise apartments too. Hopefully with this new development, TP will sparkle again.

URA awards Tanjong Pagar site to GuocoLand

GuocoLand Ltd has been awarded a massive mixeddevelopment site at Tanjong Pagar after having emerged as the top bidder with an offer of $1.7 billion. The 99-year leasehold site, covering 15,022.6 sq m (161,703 sq ft), is at Peck Seah and Choon Guan Streets.

It can be used to construct a development with a GFA of 157,738 sq m (1,697,891 sq ft) and a maximum building height of 280m, which would make it among the tallest in Singapore. Under the terms of the tender put out by URA, at least 60% of the floor space has to be used for offices and 10% for a hotel. Property analysts expect GuocoLand to use the remaining 30% to develop high-end residential properties. The development will be integrated with the Tanjong Pagar MRT station.

Tanjong Pagar Centre is located right on top the Tanjong Pagar MRT station, and it will house connectivity (MRT station), convenience (retail), hospitality (there will be a 5-star hotel, operator yet to be named),work (commercial tower) and high-end residences. Other works by SOM includes the Burj Khalifa (the current tallest building in the world) and One World Trade Centre in New York(the first office tower to rise on the actual World Trade Center site)), is expected to be the catalyst in the regeneration of this part of the CBD to rival the new downtown Marina Bay. The residences, when completed, will also be the tallest residences in Singapore.
